I have been involved in Mortgage Lending in the Myrtle Beach, SC area for 14+ years. The majority of my clients are First Time Home Buyers or buyers looking to relocate to our area. but I do so many different types of loans.

I have specialized in Purchase Money Loans for the better part of my 18+ years in mortgage lending. Here at Finance of America Mortgage, I have the loan programs from both our Retail and Wholesale loan channels. We do the vast majority of our loans with our own underwriters and our own programs.

But if your situation needs a specialty loan program that our Retail channel doesn’t have, I can take your loan package to the national lenders in our Wholesale channel. Competition for your loan is a beautiful thing.

But most buyers don’t need exotic loan programs; they need honest and informative answers. And they need someone that will pick up the phone when they call. Most buyers just want good old fashioned customer service, whether that means direct contact or direct answers.

Government Mortgage Loans are the best option for First Time Home Buyers and working families wanting to purchase a new home. FHA, VA, USDA and SC Housing mortgage loans all have advantages for the First Time Home Buyer. Conventional Mortgage Loans through Fannie Mae and Freddie Mac are the go to mortgage loans for those buying Second Homes or Investment Properties or that have the ability to make a larger down payment.

How many properties should I look at?

Although a pre-approval is not one of the required steps to buying a house, it can certainly help you stand out in a competitive market with many buyers. A pre-approval can show sellers that you’re serious and capable of getting a mortgage, so they may be more likely to accept your offer.
