I am a veteran insurance and securities executive with nearly 40 years of experience, who founded and led two
successful Omaha, Nebraska companies.
In 2006 after an especially hard Nebraska winter I cried, “That’s Enough” come spring I retired and moved to
Carlsbad to escape the snow. I bought a home in Carlsbad in 2009 using a new product “Reverse for Purchase”. As
a CFP, the concept of making a larger down payment and not having mortgage payments as long as I lived in the
home was too good to pass up.
The result of this experience and my passion for Financial Planning started me on a new career. Retirements.

Should I get pre-approval before making an offer?

Although a pre-approval is not one of the required steps to buying a house, it can certainly help you stand out in a competitive market with many buyers. A pre-approval can show sellers that you’re serious and capable of getting a mortgage, so they may be more likely to accept your offer.
